London House is nestled in the heart of Clerkenwell. This former 19th century warehouse, which benefited from an extensive redesign by Amin Taha and RIBA Chartered architectural and design studio, GROUPWORK more than a decade ago, is now transformed with a refurbishment and CAT A+ fit out by Foster Projects.
This standard of fit out provides immediately usable space delivered to an exceptional standard and requires very little investment or additions by the tenant. The refurb focusses on the principles of CAT A+, maximises day light and creates polished and functional spaces across five floors.
Appointed by Foster Projects
A typical CAT A+ fit out includes furniture, fitted kitchens, partitions, IT infrastructure, Air Conditioning, and power points. Foster Projects appointed Winthill Engineering to fulfil the furniture requirement.
The office spaces are split between the lower ground, ground, three upper floors and a mezzanine level. Winthill Engineering collaborated with Foster Projects to design custom steel furniture and storage solutions to work within these areas.
Bespoke tables and seating
To deliver an exceptional fully-fitted CAT A+ office fit out, Foster Projects requested a range of table and seating solutions. Winthill Engineering designed and made co-working tables, meeting tables, coffee tables and a breakfast bar with high level seating.
It is important to provide different table and seat heights because it can affect posture, comfort and productivity. These are critical factors in an office environment.
Each element was fabricated using mild steel with a hot wax finish. The coffee tables are fully formed in 5mm mild steel, while the remaining tables and stools are topped with birch ply finished in Danish oil.
Custom-made metal storage
Storage is essential for efficient and effective interior design as it helps keep a space functional and organised. Winthill designed a range of steel storage units to complement the furniture and echo the building’s industrial heritage.
A steel chassis with a hot wax finish topped with oiled birch ply provides low level storage, while a useful cleaner’s cupboard and several storage units have been made using mild steel and are also finished with hot wax.
Authenticity was integral to the refurbishment and the client was keen to use artistry and skill to recreate and elevate period features. Winthill was tasked with making a replacement postal storage system. The mild steel was blackened to match the original.
Bespoke Fan Coil Unit (FCU) Covers
Winthill collaborated with Foster Projects and heating and ventilation sub-contractors to create modest and functional FCU covers. The hot waxed mild steel fan coil unit covers are designed to complement the interior and, once again, this aesthetic harks back to the history of the former warehouse.
Privacy and screening
As a respected landlord, Foster Projects understands that some tenants may require an adaptable working space. To accommodate this, they commissioned Winthill to produce room dividers. Made from 4mm mild steel and hot waxed, these screens are tall, brutish and incredibly striking. They allow the space to be used efficiently; tenants can maintain an open feel while still having defined spaces.
As part of the refurbishment of the communal areas, Winthill Engineering also repaired and improved the bespoke metal portal doors.
